KEY PICKUP
Ocean View Rentals is located in the offices of Ocean View Properties on the ocean side of Highway 1 in Gualala, next to Surf Super Market. We are open 6 days a week from 9:30 AM to 5:00 PM, and Sundays 11:00 AM to 3:00 PM. If you arrive after closing, your packet will be inside the pickup box just beside our front door.

DEPOSIT
Your deposit of $300/$400 will be used as a security/cleaning/damage deposit/processing fee. If you leave the home clean and without damage, the deposit will be refunded to you within 10 days of departure, less a processing fee of $15. The cleaning fee is $35 per hour. There is a non-refundable fee of $50 per pet. Returned check fee is $30. Lockout fee is $30. Left items fee is $20 plus postage.

RATES
We endeavor to keep our website current. All rates are per night plus taxes and security deposit and are subject to change until a rental agreement has been completed. Holiday and peak season rates are higher and require 3-5 night minimum stay.

CANCELLATION POLICY
No refund if cancellation is made 21 days or less prior to arrival; 30 days or less for July through Labor Day, 60 days or less for Thanksgiving/Christmas/New Year. Processing fees for other cancellations will be charged as follows: $200 for Thanksgiving/Christmas/New Year reservations held for 6 months or more; $100 for other reservations held for 6 months or more; $50 for reservations held for less than 6 months.

THE SEA RANCH RESTRICTIONS
No more than 2 car passes and 6 guest passes per home. These must be displayed on the dashboard at all times in order to avoid being detained by Sea Ranch Security. Guests must carry Guest Passes at all times when using Sea Ranch facilities. House trailers, RV campers, motorcycles, motorbikes, tents, camping or skateboards are not permitted on The Sea Ranch.

**HOT TUB USAGE
To be used solely at renter's own risk. You must leave the floating basket, which contains the chemicals necessary to keep the water sanitary, in the water at all times. Some people are sensitive to these chemicals; clothing may fade. Children must not stay in the hot tub for more than 10 minutes at a time - the high temperatures of the water may affect them adversely. Please also observe these additional precautions advised by the hot tub manufacturers: those who are pregnant, have high blood pressure, hypertension or diabetes must not use the hot tub; alcohol must not be consumed while using the spa.

We reserve the right to move guests or cancel a reservation in the event it becomes necessary due to unforeseen circumstances.
